Why small wet areas cost more per metre
Set-up, containment and clean-up are mostly fixed costs. A small bathroom carries all of them over a small area, so it costs more per square metre than a whole-house wall strip.
Bathroom and laundry linings are on the Better Health Channel list of common Victorian locations, and external fibre-cement cladding is listed too.

Wall area, how the sheets are fixed, whether tiles sit over them and how easily waste can leave the building all change the scope. Internal jobs need careful containment so dust does not travel through the house.
Tell us if the sheets have already been cut or drilled. That changes how the area is cleaned and checked.
Plan removal ahead of your builder
Removal should finish, and clearance be issued, before builders or tilers start. Quoting separately for rebuild keeps the figures clear and lets you compare builders fairly.
Tell us about any other asbestos on the property when you enquire. Jobs booked for the same visit need only one clearance inspection.
