Bonded sheets versus friable coatings
Bonded ceiling sheets are removed in whole pieces and cost far less than friable material. Sprayed or textured coatings can crumble, need a Class A licence and require clearance before the room is used again.
We never guess from a photo whether a coating is friable. An inspection settles it before a price is given.
What affects the figure
Ceiling height, how the sheets are fixed, whether there is insulation above and how the waste leaves the building all change the work. A single room costs more per square metre than a whole ceiling.
If you are renovating, tell your builder to hold off until clearance is complete.
Combine with other work
Walls and ceilings in the same room are often the same job. Book them for one visit and one independent clearance inspection covers both.
Our ceiling removal page explains the method, and our Victorian regulations guide explains when clearance is required.
