What an asbestos check tells you
An asbestos check is a visit to identify suspect materials, understand their condition and decide whether samples or a wider assessment are needed. A visual inspection flags possible asbestos, but it cannot confirm the material's composition.
Sample testing is the next step when you need a confirmed result. A suitably trained person collects material using controlled methods and sends it to a NATA-accredited laboratory. The result applies to that sample, not automatically to every similar-looking board in the house.
Buying, renovating, selling or dealing with damage
Before buying, a check can help you understand suspect materials before you commit to renovation plans. Before selling, an inspection and written report can help you answer a buyer's questions without guessing.
Arrange a check before renovating, drilling or removing old linings. If material has been damaged by a leak, impact or storm, stop nearby work and keep people away until it has been assessed.
Common locations in Victorian homes
The Better Health Channel lists common locations: eaves and soffits, external fibre-cement cladding, bathroom and laundry linings, tile underlay, corrugated cement roofing, vinyl floor tiles, flues, garage and shed roofing, and fences.
Read the Victorian home asbestos guidanceYou cannot confirm asbestos by eye. Look, photograph and then leave it alone.
What not to do
Do not drill, sand, scrape, water-blast or break suspect material. Do not bag it for the kerbside bin or take it to a general tip. If something is already damaged, keep people and pets away and call us.
Victorian rules differ for private householders and businesses. For any renovation involving asbestos, use a WorkSafe Victoria-licensed removalist.
What happens on the day
Tell us which rooms, outbuildings or renovation areas concern you, and share existing reports if you have them. At the visit, the inspector checks accessible materials and explains which samples would answer your questions. Sampling and report scope are agreed before proceeding.
You do not need to disturb anything before the visit. Keep access clear and leave suspect materials in place. Hidden cavities or areas that cannot safely be reached may need a separate inspection.
Results, turnaround and cost
Lab analysis is from $77 per sample, a sample collection visit is from $150 and an inspection with a written report is from $300, including GST. These are different services, so confirm which are included in your check. Our testing cost guide compares the laboratory options.

Turnaround depends on the laboratory service selected and when the sample is received. Standard, next-day and same-day analysis options are listed in the testing cost guide; availability and collection timing are confirmed when you book. We explain the result and any next steps before you plan removal or renovation.
